Why most vendors quote large projects badly

The "two-Loaders-and-a-truck" model breaks at scale.

Single-item junk removal is a solved problem. Two Loaders show up, take the couch, drive off. Where it breaks is the project that's bigger than a truck. The vendor either underquotes and walks the project mid-day, or sends a truck per item and the bill triples by the end of the day. The homeowner ends up paying for trips that shouldn't have been separate trips, or worse, calling a second vendor halfway through to finish what the first one started.

Large homeowner projects need to be scoped before the work starts. Volume estimated. Multi-day or multi-truck logistics planned. Disposal routing thought through. Pricing locked in advance so there are no surprises. That's how the rest of the construction industry quotes work, and it's how a serious junk removal vendor should quote it too.

How we work

Quoted directly. Locked in. Done in one engagement.

  • On-site or video walkthrough before quoting. Volume estimated, disposal classifications identified, access conditions assessed, multi-day logistics planned if needed.
  • Fixed scope-of-work pricing. One number for the whole project. No per-item add-ons, no per-truck surcharges, no surprise tipping fees. If we underestimated, that's our problem.
  • Donation and recycling first. Items in usable condition go to local nonprofits. Recyclable materials go to recyclers. Donation receipts and disposal records on request.
  • Multi-day projects when the project warrants it. Downsizing a 4,000 sq ft home is a three-to-five day engagement, not an afternoon. We schedule, plan, and stage accordingly.
  • GC coordination on remodels. If you have a contractor handling construction, we coordinate directly with their schedule. If you don't, we handle construction debris alongside contents removal.
  • Outdoor structure demolition. Sheds, wood decks, vinyl or wood fences, swing sets, trampolines, hot tubs, above-ground pools. Non-permitted demolition handled as a single fixed-price scope.

Common scopes

What homeowners usually ask us to do.

Whole-home remodel debris

Pre-demo contents removal. Post-construction debris cleanup. Coordinated with your GC's schedule when applicable. Multi-truck and multi-day staging when the scope requires it.

Downsizing & transition

Multi-day cleanouts for families moving from a long-term home into something smaller. Donation-first sorting, donation paperwork handled, family stays in the loop on every category.

Garage & basement cleanouts

The decade of accumulation behind the garage door, in the basement, in the attic. Quoted as a fixed scope-of-work. We sort, you stay out of it.

Hot tub & pool removal

Drain, disconnect, dismantle, haul. Hot tubs are one of our most common large-project items. Above-ground pools and surrounding decking handled as a single scope.

Deck, shed & fence demo

Non-permitted outdoor structure demolition. Wood decks, vinyl or wood fences, sheds, play structures. Demolished, hauled, disposed in one engagement.

Major appliance & furniture lots

Multiple appliances or a whole-house furniture lot. EPA-compliant refrigerant handling on Freon-containing appliances. Single fixed quote rather than per-item pricing.
