FF&E refresh, mattress replacement, kitchen turnover
Hospitality FF&E moves on cycles. Hotel furniture refreshes every 7-10 years on brand-mandated PIP cycles. Mattresses replace every 5-7 years. Restaurant kitchens replace appliances on faster cycles driven by equipment lifespan. Country clubs rotate locker rooms, banquet halls, and member dining rooms on their off-season windows. Each cycle has a sequencing requirement: revenue can't stop, guest experience can't degrade, brand standards have to be maintained throughout the work.
Our scope on the hauling side is the old-piece pickup that pairs with the new-piece installation. We coordinate with the brand's PIP-approved furniture vendor on delivery sequencing, with the renovation GC on access logistics, with the property GM on occupancy timing. Hotels with 200-500+ guestrooms running multi-week rollouts get pre-positioned trucks and sequenced crews. Smaller properties get scoped jobs with the same operational backbone.
For brand-managed donation programs (Marriott Furniture Donation Program, IHG Donation Suite, Hilton resource recovery), we route through the brand's preferred channels where applicable. Where the brand prefers direct disposal, brand-protected disposal with chain-of-custody is standard scope.
After-hours work, brand-protected disposal, sequenced occupancy
After-hours and weekend work isn't an upgrade for hospitality accounts. It's the default. Restaurant kitchen replacement happens between close-of-service and morning prep. Hotel PIP refresh sequences floor-by-floor so guests on other floors aren't disturbed. Banquet hall refreshes happen between bookings. Crews work overnight or weekend windows because that's when the property has the access. The premium for after-hours work is built into the rate card, not a per-job surcharge negotiation.
Brand-protected disposal applies to closures and rebrands where logoed signage, branded casework, or brand-stamped FF&E can't surface in donation streams or secondary markets. We route brand-protected items directly to licensed disposal with chain-of-custody documentation showing items left the property and arrived at disposal, dated and tied to the location ID. For multi-property rebrands across 20-200 hotels or 50-500 restaurants, the same MSA covers all locations with consolidated documentation.
For hospitality accounts in California, Connecticut, or Rhode Island, MRC mattress recycling is included in standard hotel mattress replacement scope at no premium. Component-level recycling diverts roughly 80% of mattress weight from landfill, with state-mandated documentation included in the disposal manifest.
