An estate cleanout is full-property scope: the contents of a home that needs to be cleared, usually after a death in the family, an inheritance, a parent moving to assisted living, or a divorce or downsizing situation. The decedent's or owner's belongings stay where they are until the family has made decisions about what's kept, what goes to estate sale, what's donated, and what's disposed. We work after those decisions are made.

Most estate cleanouts run 1–3 days for a 1,500–3,000 square foot property. Larger estates, properties with substantial accumulated contents, or properties with hoarding-adjacent volume run longer. We assess before pricing on any unusually large property or any property where the contents level looks substantial in photos.

For families coordinating an estate cleanout from out of state — which is common when adult children live in different states than their parents — we coordinate the entire job remotely. 2. Walk-through (if needed) or photo assessment

For straightforward jobs, photos via text or email are enough. For larger or more complex estates, we schedule a 15-minute walkthrough either in person (if you're local) or via video call (if you're coordinating from out of state).

3. Family decision-making

Before we arrive, the family or executor identifies what's kept (heirlooms, jewelry, papers, photos), what goes to estate sale or auction, what's donated, and what's disposed. We work after these decisions are made. For items discovered during cleanout that might be valuable or sentimental, we set them aside for family review rather than disposing.

4. The cleanout itself

1–3 days typical. Crew of 2–4 Loaders depending on property size. We work room by room, taking photos before and after each section. Donation-eligible items route to local nonprofit partners. The property is left broom-clean (or to whatever cleanliness standard you've specified) at the end.

5. Documentation and follow-up

Photo documentation delivered after the job. Donation receipts available on request. For executors and probate attorneys, we provide documentation packets showing scope, photos, and disposal/donation routing. We follow up to confirm everything is complete before closing the job.

Estate cleanout pricing is volume-based. Most pricing in this category breaks down by truckload — a single full truckload of contents typically prices in the $400–$800 range depending on local market and what's in the load. A typical 2,000 sq ft estate runs 3–6 truckloads ($1,500–$3,500 total). A 4,000 sq ft estate with full basement, garage, and accumulated contents can run 8–14 truckloads ($3,500–$6,500+). Properties with substantial accumulated contents over decades (parents who never threw anything away, multi-generational accumulation) can exceed that range.

Three factors shift price within the range: (1) volume of contents (the biggest driver), (2) access difficulty (stairs, narrow hallways, no driveway access add labor time), and (3) special-handling items (pianos, hot tubs, safes, large appliances with refrigerant). We disclose these factors during the quote rather than after the job.

What's included in the price: labor, truck and disposal fees, donation routing, photo documentation, basic post-job cleanup. What's separately priced if applicable: hazardous waste handling (paint, chemicals, propane tanks), biohazard remediation (for hoarding-adjacent or post-mortem situations), and specialty items like pianos or hot tubs that require extra equipment.

What happens to the items you remove?

Donation-eligible items in good condition route to local nonprofit partners (Goodwill, Habitat ReStore, Salvation Army). Items in poor condition or non-donation-eligible go to disposal through licensed local facilities. Electronics route to R2-certified processors. Appliances with refrigerant go through EPA Section 608 refrigerant recovery. You can request donation receipts.

Can you help with the estate sale before the cleanout?

We don't operate estate sales ourselves — sale companies specialize in that and do it better. We typically work after the estate sale is finished, clearing whatever didn't sell. What if we find valuable items during the cleanout?

Standard practice is pre-cleanout family decision-making — family or executor inventories what's kept before we start. For items discovered during cleanout that might be valuable or sentimentally significant (old letters, photographs, jewelry, cash), we set them aside for family review rather than disposing. The clear scope agreement avoids accidental disposal of anything important.

Do you handle hoarding-level estates?

Yes, but we assess before pricing. Estates with substantial accumulated contents over decades sometimes look like hoarding situations even when the resident didn't have a clinical hoarding disorder.
